California Home Sales Gain Momentum Amid Higher Rates

California’s housing market showed renewed strength in June, with home sales rising for the third consecutive month as more buyers moved forward despite mortgage rates remaining well above the historic lows seen during the pandemic.

New data from the California Association of REALTORS® (C.A.R.) shows that existing single-family home sales climbed to an annualized pace of 279,880 homes in June, marking a 4.1% increase from May and a 6% gain compared with the same month last year. While sales remain below pre-pandemic norms, the steady improvement suggests that many buyers are becoming more comfortable navigating today’s higher-rate environment.

Buyers Are Adapting to Higher Mortgage Rates

For much of the past two years, elevated mortgage rates have kept many prospective buyers on the sidelines. But June’s sales figures indicate that demand is gradually returning as consumers adjust their expectations and focus on long-term homeownership rather than waiting for dramatically lower borrowing costs.

One notable shift is where demand is coming from. Entry-level and mid-priced homes accounted for much of June’s improvement, while sales in the luxury market softened. This suggests affordability remains a major factor influencing purchasing decisions across the state.

Pending home sales also posted an annual increase, another sign that buyer activity continues to build, even as seasonal slowdowns begin to emerge during the summer months.

Home Prices Ease After Reaching a Record High

Although California’s median home price slipped in June, it remained above the $900,000 mark for the third straight month.

The statewide median price settled at $904,640, down 2.8% from May’s record high of $930,260, but still slightly higher than June 2025.

Rather than signaling a broad decline in home values, the moderation appears to reflect a changing mix of homes being sold. Fewer luxury properties closed during June, reducing the statewide median price even as many local markets continued to experience price appreciation.

For buyers, this may provide a small measure of relief after several months of rapid price growth.

Market Conditions Continue to Vary Across California

While statewide trends point to a stronger market, local conditions remain far from uniform.

Many inland and more affordable regions experienced stronger sales growth than higher-priced coastal markets. Southern California, the Central Valley, and the Far North all recorded healthy increases in sales activity compared with a year ago.

Home prices also continued rising across most major regions, demonstrating that demand remains resilient even with affordability challenges.

The San Francisco Bay Area stood out as one of the few regions where median prices remained relatively unchanged year over year, although individual cities continue to experience different market dynamics.

Inventory Remains Limited

Despite improving buyer demand, the supply of homes available for sale remains relatively tight.

Housing inventory declined from a year ago as many homeowners continue holding onto properties secured with historically low mortgage rates. Selling a home often means replacing a mortgage below 4% with one closer to today’s rates, discouraging many owners from listing.

Limited inventory continues to support home prices while giving buyers fewer options than would typically be expected during the summer selling season.

Even so, homes are selling efficiently. The typical California home spent 23 days on the market in June, slightly faster than one year earlier.

What It Means for Buyers and Sellers

California’s housing market appears to be finding greater stability after several years of volatility.

For buyers, increased confidence and slightly moderating prices may create more opportunities, particularly in entry-level and mid-priced markets. However, affordability remains a challenge, making careful budgeting and mortgage planning more important than ever.

For sellers, demand continues to exist, especially for well-priced homes in desirable locations. With inventory still constrained, properly marketed homes can continue attracting strong buyer interest.

What Lies Ahead

While California’s housing market finished the first half of 2026 on a stronger note, several factors could influence activity during the months ahead.

Mortgage rates remain elevated, and ongoing geopolitical tensions have introduced new uncertainty surrounding inflation and borrowing costs. If rates move higher again, affordability could once more become a headwind for buyers.

Even so, June’s performance suggests that many Californians are adapting to today’s market rather than waiting on the sidelines. As inventory gradually improves and buyers become more comfortable with current financing conditions, the state’s housing market may continue its slow but steady recovery through the remainder of the year.
